Once you’ll get all desired replies from us, and you agree to proceed with the reservation, we will ask you to pay a booking fee to reserve your apartment, via Credit Card/PayPal/Wire transfer . The booking fee is calculated on 30% of services due and includes: - Guarantee of the standard of quality for listed properties. - Guarantee of the accuracy of all information listed by owners regarding each property. - 24h and 7days a week onsite support for any potential problems with the rental or how to manage the property. - Support in managing the relationships between ItalyPrestigeRentals and property’s owner . - A secure and easy payment system. - Provision of bed linens, towels and a welcome package for the client. -Check in service, including information on the property's use and for your stay. Once we received your booking fee, we will send you payment receipt together with rental agreement , more any additional information you will need to meet us . Moreover 70 % payment outstanding balance due can be set . in advance one month before arrival by Credit Card /Paypal/ Wire transfer or . at arrival date check in by Euro Cash. A security deposit is also charged on our rental quote proposal (the amount is valuable on rental agreement). If your stay is longer than one month, the Italian law obliges you to take a Fiscal Code (Social Security Number) and to sign an Italian contract. We can provide you this requirement the week after your check in . After booking an apartment if I need to cancel my reservation will I lose my payment/ deposit? If you are forced to cancel your reservation, we will refund a percentage of your total amount paid according to the following terms prior to your scheduled arrival date: Beyond 70 days: we refund 100% your payment or deposit filled From 70 to 50 days: 10% of the total rent is retained. From 50 to 30 days before arrival: 40% of the total rent is retained. Within 30 days of arrival: payment filled for rent is non-refundable. If our Customer deletes, after the start of the lease, he will lose the entire amount of rent . Changes to the arrival and departure dates are always accepted if property booked is still available on required new dates. No additional costs will be incurred if the communication of the changes are done 60 days before the arrival.

We require a minimum of two month’s notice when terminating a contract/lease early in order to avoid losing any of your prepaid commitment deposit.

The online prices are constantly reviewed by our revenue manager and the price you see online, or the price giving you by our sales team, is the final price. However, for some specific apartments, depending on the length of the stay and month of the year, we could have a small flexibility. Please feel free to inquiry if you have a specific request.

When you rent the daily price will include your usage of the utilities (gas, water and electricity).

The rental price quoted up front is the price you pay. All rental prices shown online and/or given by our sales team, include the usage of utilities

If anything in your rental apartment is damaged or broken during your stay you would be responsible for replacements and/or repairs - and this would normally come out of your security deposit. This is, of course, within reason and refers more to furniture and appliances (valuable stuff). If you broke a glass or a plate or something small like that we won’t charge you. But, please, do tell us at check out so that we can replace in time for upcoming guests.

Based on your arrival time we can work out an approximate meeting day/ time in advance. One of our representatives will meet you at the apartment, provide you with your keys, show you around the apartment and ensure you are settled and have everything you may need.

As soon as your reservation is confirmed, we can send you the rental confirmation contract (in English). With such document you can apply for your visa.

The facilities will change from apartment to apartment. On our website you can find all the facilities provided in the apartment. We will provide clean, fresh linen and towels, a range of necessary cooking utensils, cutlery and appliances. All apartments include a washing machine for your convenience.  Our apartments are all also provided with wifi .

We make every effort to provide you with anything/everything you may need to make our oungest guests comfortable, for only a small fee.  Please be sure to ask one of our representatives about this, and specify these needs during booking so we can ensure we are well prepared upon your arrival.

Most of our rental apartments include iron, ironing board and hairdryer. However double check this from one of our representatives to ensure they are is included in the apartment you chose, and ready for you upon arrival. For any non-European appliances you wish to bring to the apartment you will need European AC adaptors for 220 volt current. You can purchase European adaptors prior to arrival in Italy or Switzerland at the airport . Once you are here you can also find those at local shops and supermarkets.

You can organize your arrival/departure transfer , book restaurants and museums, organize extra cleaning services in your apartment, rent boat service. Our concierge service has been designed to organize any activity or service you may need during your stay .
